Job Description

Job Title: Real Estate Paralegal   

Company: Quick Quack Car Wash 

Location: [Rocklin Preferred, if not, remote is acceptable] 

Compensation: $70,000-$80.000 (Depending on experience)

Overview: Quick Quack Car Wash is seeking a meticulous and detail-oriented Paralegal to join our Real Estate Development Legal team. As a Paralegal, you will play a crucial role in ensuring the legal integrity and clarity of our real estate contracts, transactions and property acquisitions. You will work closely with real estate teams to research, review, and manage all due diligence and associated contract documentation and timelines, including extensions and amendments. The ideal candidate will have a strong understanding of real estate law contracts, due diligence review and title documentation processes with a keen eye for accuracy and compliance. The Paralegal will work with both in-house and outside counsels and our due diligence coordinators, utilities coordinators and project managers on a daily basis and play a critical role in our legal team. In this role, you will report directly to the Vice President of Strategic Projects managing our real estate and acquisitions legal departments. 

Key Responsibilities:  

  • Coordinate, track, and maintain documentation for ground leases, purchase agreements, easements, and other commercial real estate contracts. 
  • Review and summarize contract terms, key dates, and obligations, ensuring deadlines (entitlement approvals, permitting periods, inspection periods, extensions, etc.) are met. 
  • Review and deliver notices to landlords, tenants, developers, and internal stakeholders regarding extensions, terminations, and other time-sensitive matters. 
  • Maintain detailed trackers and databases of critical dates, obligations, and approvals, escalating risks of missed deadlines to leadership. 
  • Support negotiation processes by organizing draft revisions, redlines, and execution copies of agreements. 
  • Coordinate with internal Real Estate Managers and Development teams to ensure alignment on deal terms and obligations. 
  • Facilitate regular meetings with Real Estate Managers and leadership, preparing agendas, distributing materials, and recording key follow-up items. 
  • Assist in managing conditional terminations, retractions, and related contractual obligations. 
  • Organize legal files, electronic records, and coordinate with closing specialists for accuracy, accessibility, and compliance. 
  • Liaise with outside counsel, title companies, and counterparties to ensure smooth transaction processes. 
  • Ensure compliance with company policies, legal standards, and corporate governance requirements. 
  • Provide administrative and project management support to the Legal and Real Estate teams on special initiatives. 
  • Assist in gathering thorough research and analysis of land titles, deeds, and related legal documents. 
  • Prepare and review title reports, abstracts, and summaries for accuracy and compliance with legal standards. 
  • Assist in escrow management, ensuring timely and accurate handling of funds, documents, and transactions. 
  • Assist closing coordinator and facilitate real estate closings, ensuring a smooth and efficient process for all parties involved. 

 

Qualifications:  

  • Bachelor’s degree or work equivalent in Real Estate, Business Administration, Legal Studies, or a related field.
  • Proven experience (5+ years) as a paralegal assistant, land title specialist or similar role in real estate transactions. 
  • Strong knowledge of title insurance, real estate contracts, including ground leases, CC&R’s, and property ownership principles including deed restrictions. 
  • Excellent analytical skills with the ability to interpret complex legal documents and assist to help resolve title issues. 
  • Detail-oriented mindset with a focus on accuracy and meticulous record-keeping. 
  • Effective communication skills, both verbal and written, with the ability to work collaboratively in a team environment. 
  • Proficiency in using title search software and MS Office Suite (Word, Excel, Outlook).
