Position: Project Manager I – Construction

Location: San Diego, California

Industry: Commercial and Multifamily General Contracting

Project Types: Ground-up Multifamily, Hotel, Dormitory, and Hospitality

Experience Level: 7–10+ years

Role Overview:

As a Project Manager I, you will be responsible for the administration of assigned construction projects, including specific phases of project management under supervision. This role involves working with schedules, cost projections, contracts, and project status reports. You will collaborate directly with owners/clients, field superintendents, subcontractors, internal accounting, and the construction management team to ensure successful project delivery.

Key Responsibilities:

  • Project Planning and Development: Lead the planning and initiation of multifamily/hotel construction projects, including budgeting, scheduling, and resource allocation. Develop comprehensive project plans outlining scope, goals, deliverables, and timelines.
  • Risk Management and Problem Resolution: Identify potential risks and develop mitigation strategies to address them proactively. Resolve conflicts and issues that arise during construction, ensuring minimal disruption to project timelines. Maintain thorough documentation of all project activities, decisions, and changes.
  • Communication and Reporting: Serve as the primary point of contact for all project-related communications. Provide regular updates to clients, stakeholders, and senior management on project status and performance. Prepare and present detailed project reports, including progress, budget, and risk assessments.
  • Budget and Schedule Management: Under supervision, prepare and control budget, schedule, and bid documents. Negotiate and award subcontracts. Assist in preparing profit projections. Share job cost responsibility with supervising Project Manager or Division Manager by keeping supervisor informed of efforts.
  • Site Coordination and Close-Out: Conduct jobsite coordination meetings and job status reports. Perform project close-out duties, including final cost analysis, punch list completion, final billing, and collection of fees.

Qualifications:

  • Education: Bachelor's degree in Construction Management, Civil Engineering, or a related field.
  • Experience: Minimum of 4 years of commercial construction experience, with at least 6 months each of estimating/preconstruction and field experience.
  • Skills: Proficiency in Microsoft Project and other project management tools. General knowledge of estimating techniques, cost control, and material pricing. Proven ability to manage light industrial projects, including office/warehouse, retail, and strip mall-type projects.
  • Communication: Ability to assume responsibility and effectively communicate with superintendents, subcontractors, and owners/clients.
